The problem isn't finding a cleaner
There are dozens of janitorial companies in Howard County and most of them can clean a building well for a month. The question is which one is still doing it in month twelve. These ten questions predict that better than any sales visit.
1–3: Insurance and liability
- What are your general liability limits, and can you send a current certificate today? A same-day certificate means it's real and current.
- Do you carry workers' compensation for every person who enters my building? Without it, an injury on your property can become your exposure.
- Can you name my company or my landlord as an additional insured? Property managers should treat a no here as disqualifying.
4–6: Staffing
- Are your cleaners W-2 employees or subcontractors? Subcontracted crews rotate, and consistency dies with turnover.
- Is every crew member background-checked before their first shift, and can you attest to it in writing?
- Will the same crew service my building each visit? A named, repeating crew is the single strongest predictor of consistent quality.
7–9: Quality control
- Will you give me a written scope of work with a frequency next to every task? If it isn't written, it isn't enforceable.
- How often does a supervisor inspect, and do I receive the report? Inspections you never see aren't accountability.
- What is your remedy when something is missed, and how fast? A specific window beats a promise about caring.
10: The exit
- What does it take to leave? A 30-day out and no auto-renewal trap tells you the company expects to keep you on performance, not on paperwork.
